Answering Your Questions

A: This is the most common question we get, and the short answer is no, not on a modern install. The "tin roof in the rain" sound comes from old metal panels installed over open framing with no decking or insulation underneath. On a residential install with solid roof decking, synthetic underlayment, and attic insulation, the sound transfer is comparable to a shingle roof.

A: Metal roofs typically cost 2-3x more upfront than asphalt, most Washington homes fall in the $25,000-$75,000 range, depending on roof size, pitch, complexity, and which Nu-Ray product tier you choose. We can't quote a real number without seeing your roof, but we can promise this: every quote we send is detailed, and accurately provides a bid that you can compare apples-to-apples against other options.

A: Depends on how long you plan to be in the home. A quality asphalt roof lasts 20-25 years. A metal roof lasts 40-70+ years. Over a 50-year window, you'd buy 2-3 asphalt roofs versus 1 metal roof, and the metal roof requires almost no maintenance during that time. If you plan to stay in your home 10+ years, the math typically favors metal. If you're planning to sell in 2-3 years, asphalt is usually the better return.

A: Most residential metal installs take 3-7 days, depending on roof complexity, weather, and crew size. That's longer than a typical asphalt install (1-2 days) because metal involves tear-off, decking inspection, custom underlayment, panel fabrication, and detailed trim work. You don't need to leave the house during the install, we tarp landscaping, run a magnetic roller for nails before we leave each day, and keep the property clean throughout.

 

A: 24-gauge steel (our most popular tier) is significantly more dent-resistant than thinner panels. In Washington, we don't get the kind of severe hail that damages metal roofs, our weather is more rain-and-wind-driven. Falling branches can occasionally dent panels, but this is rare and covered by homeowner's insurance, not the manufacturer warranty. If a panel ever needs replacing, we can match the color and replace individual panels without redoing the whole roof.

A: We always tear off the existing roof first. We need to inspect the decking, install proper underlayment, and address any hidden issues, none of which we can do if we install over your old roof. The Nu-Ray manufacturer warranty also requires installation on a sound substrate, so a tear-off protects your warranty. Tear-off is included in our quote, no surprise fees.

A: Yes, and standing seam metal is actually the ideal roof for solar. Solar panels mount with non-penetrating clamps that grip the seams directly. No screws into the roof, no warranty issues, no penetrations to leak. If you're planning solar within the next 5-10 years, metal is the smart long-term play because the roof will outlast the solar panels themselves.
